If the Architect or Agent is NOT able to provide structural advice
this could result in lost opportunities regarding best design of the building
or
the Architect or Agent having to liaise with a Structural Engineer
Additional third party fees for a Structural Engineer

As you the applicant have to pay the Council Planning Application fee
and risk losing that fee if the plans are refused

Would you prefer an Architect  or Agent who appreciates that
you are relying on their advice and is happy to
take responsibility for their advice by not charging until
that essential part of their service is confirmed correct ?
