Is the Architect / Agent able to provide structural advice?  If not this could leave unanswered questions regarding the design of the building plus additional third party fees for a Structural Engineer.

 

Is the Architect / Agent fully up to date with Planning policy and Building regulations?  Carrying out this work full time as apposed to drawing plans in addition to other employment, in which case how can they keep up to date with latest changes.

 

As you the applicant have to pay the Council Planning Application fee and risk losing that fee if the plans are refused, would you prefer an Architect  / Agent who appreciates that you are relying on their advice and is happy to take responsibility for their advice by not charging until that essential part of their service is confirmed correct?
